Thank you for choosing to stay with us! We hope you enjoy your visit to our property.

Rental Agreement, Credit Card Authorization, and Damage Waiver  
Reservations are non-refundable if canceled within 60 days of arrival. Cancellations made more than 60 days prior to check-in will be fully refunded, and we may rebook the property during accepted seasons for family emergencies with a doctor’s note. In certain cases, rebooking may be possible.  

Damage Waiver and Capacity Restrictions  
Our properties are inspected before and after each stay. Guests agree to cover any damages, excessive cleaning, missing items, or accidental harm caused during their stay. The maximum occupancy must be respected; additional guests require prior written approval and will incur a fee of 10% of the nightly rate per person beyond the maximum. No pets, smoking, or parties are allowed.  

Noise and Conduct Policy  
We enforce a strict No Tolerance Policy on noise, parties, and disturbances to neighbors. This policy is strictly upheld.  

Reservations  
Rates are subject to change without notice. First payment is 50% down and 60 days prior your final payment will be made or reservation can be cancelled. 

Property Use  
Guest rents the furnished property strictly for vacation purposes.  

Arrival & Departure  
Check-in begins at 4:00 PM. Check-out is by 10:00 AM. Early check-in or late check-out may be available for an additional fee, subject to availability and confirmation.  

Payments  
A 50% deposit secures your reservation. The remaining balance is due 60 days before arrival and will be charged to the same credit card unless notified otherwise. All payments are non-refundable. Vacation rental insurance is available.  

Cancellations & Refunds  
Cancellations made less than 60 days before arrival will forfeit the initial deposit. 

Unavailability & Changes  
In case the property becomes unavailable due to circumstances beyond management’s control, an alternative comparable unit may be offered, or the reservation canceled with a full refund.  

Noise Ordinance  
Quiet hours are from 10:00 PM to 7:00 AM. Loud noises, music, and vehicle noises are prohibited during these times. Violations may result in fines or eviction.  

Guest and Use Restrictions  
The premises are for personal vacation use only. The maximum occupancy must be adhered to at all times. Over-occupancy may result in immediate removal and loss of payments.  

Occupancy & Responsible Use  
Guests are responsible for all damages, losses, and damages caused by misuse or neglect. No unlawful or nuisance activities are permitted.  

Security Deposit & Damage Coverage  
A credit card is required at booking, with an optional $89 damage waiver insurance covering up to $1,500 in damages. Additional damages exceeding coverage will be charged to your card.  

Cleaning & Pets  
The property will be delivered clean. Extra cleaning due to overuse will incur additional charges. Pets are strictly prohibited; violation results in forfeiture and eviction.  

No Smoking  
Smoking is not permitted anywhere on the premises. Violations will result in charges for damages and potential eviction.  

Condition & Lost Items  
Guests must report damages or disrepair upon arrival. Management is not responsible for lost or stolen items but can arrange for returns at a fee. Unclaimed items after 30 days may be donated or sold.  

Mail & Packages  
You may receive shipments during your stay, but management is not responsible for lost or damaged packages or organizing pickup and drop off of packages..  

Maximum Occupancy & Events  
Maximum occupancy must be maintained. No parties or large gatherings are permitted on the property.  

 Illegal Activities & Substance Use  
Illegal substances and underage alcohol use are prohibited and will lead to eviction without refunds.  

Utilities & Equipment  
No refunds are provided for outages or content issues related to cable, internet, power, satellite, or AC or HVAC malfunctions.  

Pool & Spa Use  
Guests must follow safety rules and are liable for damages due to misuse.  

System Failures & Unforeseen Events  
Management is not liable for system failures (water, sewer, electrical, etc.) or events beyond control (weather, natural disasters). No refunds are provided in these cases.  

Rules & Maintenance  
Guests must comply with posted rules, maintain the property, and report issues promptly. Damages caused by negligence are the guest’s responsibility.  

Entry & Parking  
Management has the right to enter the property for inspections or repairs with a 24 hour prior notice unless it is a emergency. Parking regulations must be followed, especially during winter storms.  

Check-Out  
Upon departure, guests must return keys, vacate the premises, and ensure the property is in good condition.
